No. You don’t have to own your own land, but we will gladly bid on a plan that would fit on your lot if you own one.
We have a portfolio of several hundred proprietary home plans that are proven plans and have been built before that you can review and choose from. If you decide how many rooms you need (bedrooms, baths, living, etc.), we can sit down and look through our plans and choose the right one for you. We can customize any of our plans to suit your family needs.
Having a budget is always very helpful. It will help you with your financing decisions. You need to figure out what you are comfortable with in terms of down payment and mortgage payment. An overall budget is also very helpful for you to determine what plan you can afford to build.
Most of our home buyers utilize a “Construction-Perm Loan” that allows you to receive funds from the bank through the construction process of the home. Following completion of the construction, the loan converts into a traditional permanent loan. This saves you the buyer money by allowing you to eliminate closing costs on the construction loan. Construction-Perm loans also allow you the buyer to pay the interest, creating a possible tax deduction. Also, we have experienced lenders we’ll be glad to refer to you, if you’re currently not working with anyone.

Every home we build is also covered by a 1-year “front door to back door” comprehensive builder warranty and a 2-year limited mechanical warranty. During this time, our in-house warranty and customer service department is available to help resolve any problems that may arise with your home.
We have a strong relationship with the real estate community and we’re happy to work with an agent at any time, however, it is not imperative to have an agent to build with us. We can help you through the process and makes recommendations for financing and closing services. We would want to know that at the beginning of the process.
